The first thing a Real Estate Professional will do is a Comparable Market Analysis. This is done by looking at what has sold in the last 3 months and the current listings compared to your home in the neighborhood. The number of bedrooms, bathrooms, square footage, along with any other features your home may offer, and location within the neighborhood your property is located are all taken into consideration.
For instance if your home sits on larger lot or has a view it could be worth more than a home that backs to a main street. Having a pool and upgrades help to increase the value as well. The purpose is to find the highest price that will still make the home competitive on the active market. Remember that the best home in the neighborhood is only worth what the neighborhood will afford.
