Selling your home can be a big decision for anyone. Being prepared and understanding the process will make for a much smoother transaction. As your Realtor I am dedicated to making the sale of your home smooth and successful. You have my commitment to handling your transaction with with the upmost of care, respect and authority. Below is a breakdown of the process for selling your home.
Contact a Good Real Estate Agent
If you are thinking of selling your home the first step is to contact a good Real Estate Professional. Your agent will set an appointment with you to view the home and will come prepare a Comparable Market Analysis to give you an idea of what you homes in the area are selling for.
Sign Listing Documents
The agent will then prepare all the required listing documents for you to sign. You will be asked to fill out a Sellers Property Disclosure Statement (SPDS) to the best of your knowledge about the property being sold. The SPDS will later be given to the buyer on an accepted purchase contract.
Tidy up!
Once all documents have been filled out and signed prepare your home for pictures and showings. Tidy up by removing any clutter and always be prepared for showings. Remember curb appeal is just as important. If you are selling a vacant home make sure to leave all utilities on. This is required for the buyer to perform their home inspection once a purchase contract is accepted.
Home added to the MLS
Now that your home is ready and all documents have been signed it will be added to the MLS. A lockbox will be placed on the home and a sign will go in the yard.
10 Day Inspection Period
Once a purchase contract is presented and accepted, the buyer will enter into their 10 day inspection period. The SPDS will be delivered to the buyer at this time. The buyer will then conduct any inspections or research on the property. Seller will need to comply with the time frames of the inspectors to conduct their work. If they buyer reveals something of material fact during this time it may be asked of the seller to remedy the problem. The seller can agree or disagree to remedy and the buyer can agree to the remedy or cancel the purchase contract and receive their earnest deposit.
The Home Appraisal
After the inspection the buyer’s lender will order the home appraisal. The lender will require that the home appraise for the purchase price. If the home fails to appraise at the purchase price the buyer may ask that the purchase price be reduced to the appraised value or offer to make up the difference with a larger down payment. If seller agrees to lower the purchase price your real estate agent will help negotiate. The buyer will have the right to refuse and cancel the contract should an agreed price cannot be reached.
The Signing with Title/Escrow
After the appraisal all supporting documents for closing will be prepared. The buyer will be working with the lender to make sure all of the requirements are met for funding. When all documents are ready you will be asked to set an appointment with the Title/ Escrow officer for signing.
Your Buyers get the Keys
When all parties have signed, money has been funded and recorded the keys will be given to the buyer.
